What are the costs associated with buying my first home?

There are a number of costs associated with buying your first home and which your Mortgage Broker will go through in detail with you before you enter into a contract to purchase your first home.

Transfer stamp duty

Transfer stamp duty is a government charge that is calculated on the purchase price of your property, however as a First Home Buyer you may get an exemption on this.

Government registration fees

Yes, another government fee!

This one is a much smaller fee which is to register the change of name and your mortgage on to the title.

This fee changes from state to state but generally no more than $320 per property.

Settlement agent/Conveyancer fees

This fee is generally based on the purchase price of your property but they range from $600 – $2000.

If you use a Diversifi preferred Settlement Agent/Conveyancer you can possibly get a good discount.

Lender Fees

There is generally very minimal fees to set up your loan and this depends on what home loan product you prefer.

Some Lenders can charge up to $1,000 set up costs but most are either as little as $250 or better still…nil!
