Non Resident Loans

There are many different reasons as to why you are not a full time Australian resident (see below for some) and this doesn’t mean you do not qualify for a home loan to purchase a property in Australia.

An Australian living overseas

If you are an Australian Citizen living and working overseas but still want to invest in the Australian property market, your options for finance are quite easy.

• How much can I borrow? – If the income evidence you can provide qualifies under ‘Non-resident’ policy then you can borrower up to 95%. This generally means, PAYG job in a currency that is acceptable to Lender policies but if you fall outside of this don’t stop here…..

• Do I need FIRB Approval? – No you do not as you are an Australian Citizen. FIRB approval is only for foreign persons wanting to invest in Australia.

457 Visa and/or other Visa holders

457 Visa is the most common of visa holders seeking finance to purchase a home in Australia but this information can apply to other visa holders

• How much can I borrow? – Generally 457 Visa holders or some other Visa holders can only borrow up to 80% of the value of a property, however there are some exceptions that allow you to go up to 95%. You will need the assistance of a Mortgage Broker for this.

• Do I need FIRB Approval – You will likely need FIRB Approval if you are buying the property on your own, however if you are buying as joint tenants with a spouse who is an Australian Citizen/Resident it isn’t necessary.

• Do I benefit from the First Home Owners scheme? Unfortunately you don’t, however if you are granted your Permanent Residency within 12 months of buying your property you can apply for it and be reimbursed for any grants/exemptions that you paid when purchasing your property.

Foreign investor

You can borrow money in Australia if you aren’t an Australian Citizen/Resident and would like to buy a property in Australia for investment purposes.

• How much can I borrow? – Generally speaking you can borrow up to 80% of the value of Australian property, however this is on the basis that you are not self-employed and can provide income evidence in a currency acceptable to Lender policies.

• Do I need FIRB Approval – As a foreign investor you will need to get FIRB Approval if you are looking at buying real estate in Australia, this does not include New Zealand citizens.

What is FIRB Approval?

The Australian Government welcomes foreign investment. It has helped build Australia’s economy and will continue to enhance the wellbeing of Australians by supporting economic growth and prosperity.

The Foreign Investment Review Board (the FIRB) assess application from foreigners who would like to invest or buy a home in Australia.

An application for FIRB approval generally takes up to 3 days and you can apply here
